Terms & Conditions
■ RISING DESIGN & DEVELOPMENT LTD. is the exclusive developer and planning, implementing and allotment of all facilities of “RISING DESIGN & DEVELOPMENT LTD.” a modern apartment complex, consisting of self contained apartments, reserved car parking, other features etc. Described in details in this brochure, Subject to the following terms & conditions. Applications for allotment should be made on the prescribes application form duly signed by the applicant along with the booking money. “RISING DESIGN & DEVELOPMENT LTD.” has the right to accept or reject any application without assigning any reason there of.
■ On acceptance of an application, RISING DESIGN & DEVELOPMENT LTD. will issue an allotment letter with specific terms and conditions to the applicant.
RISING DESIGN & DEVELOPMENT LTD. the allotee will have required to execute an agreement as per the compacny’s prescribed format. The applicant / allotee shall then start making payments as per the schedule of payment. Allotment of apartments are made on first come first served basis. The buyers are not entitled to transfer the apartment to third party till the apartment is handed over to him.
■ That a deed of agreement containing detailed terms & condition will be executed with the buyers after payment of 30% of the total value the apartment for safe guarding the interest of the allottee as well as that of the company.
■ All payments of down payment, installment, additional works and other charges shall be made by Cheque or Pay order in favor of “RISING DESIGN & DEVELOPMENT LTD.” for which respective receipts will be issued.
■ Connection Fees/Charges, security deposits & other incidental expenses relating to Gas, Water & Sewerage and electric connection are not included in the price of apartment. RISING DESIGN & DEVELOPMENT LTD. will make these payments directly to the authorities on behalf of the allotee.
■ The company reserves the right to make change in both architectural & structural designs and other facilities of the project in large change can be made in specification for overall interest of the peoject or due to unavoidable reasons.
■ The possession of each apartment shall be handed over to the allottee on completion and on full payment of installments and other charges till then the possession will rest with RISING DESIGN & DEVELOPMENT LTD.
■ Registration cost and other texes if any will be paid by buyer
■ The buyer must be a member of the apartment owner’s association.
■ The buyer’s after full payment of dues, will elect from among themselves a board
of management for managing the general affairs in the common interest. Each
buyer must deposit minimum Tk. 10,000/= or any suitable amount determined
by company for each allotment of apartment towards the reserve fund for initial
common service expances of the complex.
